Today?s sellers must compete with foreclosures, short sales, and other homeowners trying to sell. An agent can promote your home in a better strategic position than on your own. An agent has many resources at his or her disposal for marketing a house for sale that an owner cannot access.

Among those resources is the local Multiple Listing Service (IRES in Northern Colorado) which will present the listing to virtually all other agents in the area. Managing the appraisal process, inspections, and buyer qualification has become more complicated in a tougher credit market. A good agent is well-connected and maintains a high-quality relationship with all parties involved in the transaction process and effectively communicates throughout the transaction.

One of the most difficult steps to listing a house is determining the sale price. An agent has a number of resources and a high level of expertise in the housing market, and can use that information to provide a detailed Competitive Market Analysis (CMA) of your area to help determine the most likely sale price of your home. Owners listing their home on their own often overestimate the value of the home and sit in wonder when the offers don?t come in. Then they end up calling an agent anyway.

If you are buying?

A good Real Estate Agent is a housing market expert in a particular area. If you have a particular need, an agent should know if there is something available that will fit that need.

There are a number of resources online for finding a home, but none is more valuable than the local MLS. Not every house on the market can be found online, nor can every house be found on the MLS, but a good agent knows every major outlet for finding listings and combines those resources to find the best possible fit for your needs.

In 2011, about 88% of home buyers nationwide used the services of a Real Estate Agent when purchasing their home. Nearly all of those buyers also used the Internet in their home search, but found the services of an agent were very helpful.

In short, this is our job. Agents work very hard to research the housing market, become familiar with virtually everything going on in their community, and educate themselves on state and national regulations for selling and buying real estate. Agents are trained marketers and negotiators and are the best resource for finding or selling a home.

Android 4.0.4 has started rolling out for the GSM/HSPA+ Samsung Galaxy Nexus (that's the international, non-Verizon version), as well as a couple of other devices. Not everyone's getting the automatic update right away, but fortunately we've got an easy method that'll allow you to manually update from the earlier version 4.0.2 to 4.0.4 with the minimum of fuss.

Note that this is for stock phones, and for people who want to update without really doing any real  hackery but don't mind a little command line work. Nothing we do here is permanent, other than the update itself. If you've already flashed CWM, then you probably already know what you're doing anyway. And with that ...

The Bachelor's Ben Flajnik and Courtney Robertson are now a happy and engaged couple, but that doesn't mean cohabitation is in effect. At least not yet.

Us Weekly (who broke the story of Ben kissing random girls, and who Flajnik calls "shady") recently reported that he and Court were shacking up already.

We thought that was probably too soon. Turns it so did they.

Supreme Court lets stand ruling that sides with transgender inmates

A Wisconsin law barring state funding for hormone treatments or sex-change operations for transgender prisoners was struck down, a ruling upheld on appeal. The Supreme Court declined the case.?

The US Supreme Court declined Monday to take up a case examining whether transgender prison inmates enjoy a constitutional right to government-funded sex change operations and hormone therapy.

The action leaves undisturbed a federal appeals court decision siding with transgender inmates in Wisconsin.??

Concerned about the use of state funding for ongoing hormone treatments that help certain male inmates look more female, lawmakers in Wisconsin passed the Inmate Sex Change Prevention Act. The law barred the use of any state funds for hormone treatments and/or sexual reassignment surgery.

Three Wisconsin inmates filed a class-action lawsuit. After a trial a federal judge struck down the 2006 law as a violation of the Eighth Amendment?s ban on cruel and unusual punishment. A panel of the Chicago-based Seventh US Circuit Court of Appeals agreed.

The appeals court noted that the Eighth Amendment requires state governments to provide medically-necessary treatment to inmates in their prison populations.

Prior to passage of the Inmate Sex Change Prevention Act, medical personnel in the Wisconsin prison system had determined that hormone therapy was medically necessary for the three inmates. As a consequence of the new law, this treatment was discontinued.

The appeals court did not rule that prison officials are required to provide hormone therapy or sex change operations, only that such treatments must be available to inmates if the prison?s own medical personnel determine they are medically necessary.

?Surely, had the Wisconsin legislature passed a law that [Department of Corrections] inmates with cancer must be treated only with therapy and pain killers, this court would have no trouble concluding that the law was unconstitutional,? the Seventh Circuit said. ?Refusing to provide effective treatment for a serious medical condition serves no valid penological purpose and amounts to torture,? the appeals court said.

Prison officials had expressed concern that providing hormone treatments that would help certain inmates in an all-male prison appear physically more like a woman might make that inmate a more likely target for sexual assault in prison. Men who receive female hormone treatments develop breasts and experience a redistribution of body fat.

The appeals court dismissed that concern, noting that transgender inmates already face a substantial risk of such assaults.

In her brief to the court, Assistant Wisconsin Attorney General Jody Schmelzer had asked the high court to determine whether the Eighth Amendment requires state prisons to treat ?gender identity disorder? (GID) with hormone therapy.

New sustainable development goals must involve grassroots initiatives

A radical new approach to innovation is urgently needed to ensure a fair and green economy and avoid reversing progress made on global poverty reduction, according to leading scientists.

Ahead of the United Nations Conference on Sustainable Development, or Rio+20, the ESRC STEPS Centre calls on negotiators to rethink the way science and innovation can contribute to the Sustainable Development Goals (SDGs) that are likely to emerge from Rio.

Rio+20 is a golden opportunity to enhance the role that science, technology and innovation of many kinds can play in building an environmentally sustainable and socially just green economy at a global level.

"The stakes are too high at Rio+20 for a business-as-usual approach," said Professor Melissa Leach, director of the STEPS Centre. "We are pushing up against planetary boundaries that are near, or already past, breaking point. Science, technology and innovation can help avert catastrophic developmental and environmental damage. But only if we move beyond outdated notions of whose innovation counts, to recognise the vital role different forms of innovation can play."

"We would like to see Rio+20 provide a global framework supporting different forms of innovation that address sustainable development challenges at local, national and global levels. Beyond setting targets, this is about enabling the grassroots and enhancing innovation capabilities for the longer-term" added Dr. Adrian Ely, STEPS Centre head of impact and engagement.

The STEPS Centre has drawn up a set of recommendations for ways in which Rio+20 could pay attention not just to the 20-lane innovation 'superhighways' carved out by high-tech and well-financed industries, but to the bush-paths and mountain-trails of grassroots innovation trodden by less high-profile users, workers, consumers, citizens, activists, farmers and small businesses.

Recommendations submitted to the zero draft of the Rio+20 outcome document cover five areas for action: agenda setting; funding; capacity building; organising; and monitoring, evaluation and accountability. Recommendations include:

  • UNEP/ the proposed new specialized agency on environment adopting the assessment, promotion and co-ordination of innovation for sustainable development as part of its mandate
  • Transparent corporate reporting on R&D investments which focuses on poverty alleviation, social justice and environmental sustainability

Our vision is a world where science and technology work more directly for social justice, poverty alleviation and the environment. What this means for particular contexts, places and people will be enormously varied as will be the means to achieve it. Nevertheless, we believe our recommendations can catalyse and provoke specific concrete actions to help achieve this vision.
